This project is located in Qijude Village, Wuri District, and Shuyi Village, South District, Taichung City. The planned area is adjacent to the 13th Daqing Land Readjustment Area to the north, the Taichung City Urban Planning (Shude Area) Detailed Plan Area to the east, the old Wuri urban area to the west, and the Qianzhu Land Readjustment Area to the south. The development area is approximately 29.87 hectares.
Main Project Contents of the Qijude Land Readjustment Area:
1. Construction of site preparation, roads, transportation, bridges, irrigation and drainage, underground pipelines, common ducts, and other related works.
2. Landscape construction of parks, green spaces, plazas, lighting, and other related facilities within the area.
3. Construction of related connecting works outside the project area.
● Common Duct Construction Plan: The common ducts in this project will accommodate power, telecommunications, broadband, alarm systems, and water supply lines. Cable conduits will be used for roads narrower than 15 meters, while utility tunnels will be used for roads wider than 15 meters. Cable conduits will be used at intersections even on wider roads. The common ducts will be handed over to the Taichung City Government for management and maintenance after completion. A joint site inspection with the managing unit will be conducted before commencement to ensure everything is correct before construction begins.
● Sewage Engineering Construction Plan: The sewage engineering in this project will use open-cut trenching construction. The pipeline configuration will involve main trunk lines connected to secondary lines, followed by house connections. Branch lines will use high-density polyethylene (HDPE) pipes with diameters of ∮200mm (approximately 1,354m), ∮300mm (approximately 401.9m), and ∮400mm (approximately 301.3m). House connection pipes will also use HDPE pipes with a diameter of ∮200mm (approximately 5,712m). A total of 53 precast manholes (P1200) will be installed.
● Water Supply Engineering Construction Plan: The water supply engineering in the Qijude Land Readjustment Area will use ductile iron pipes (DIP) with diameters of ∮100mm, ∮200mm, ∮300mm, ∮500mm, and ∮600mm, totaling approximately 9,002 meters. During construction, the pipe joints must be offset from sewage manholes, telecommunications and power handholes, and stormwater catch basins. Fire hydrants located in green spaces must be offset from tree plantings.
● Bridge Engineering Construction Plan: The site geology is primarily alluvial deposits, with strata consisting mainly of gravel layers overlain by silt or sandy gravel. According to the Tuku Creek Drainage System Planning Review Report, the Q10 water level is 36.31m, the Q25 water level is 36.57m, and the planned levee crest elevation is 38.16m.
The northern work zone requires widening of the Huanzhong Road bridge over Tuku Creek on both sides. The southbound and northbound bridge lengths are each 35 meters, with southbound bridge width of 25 meters and northbound bridge width of 20 meters. Prestressed I-girder bridges will be used, and the bridge abutments will be constructed using full-casing bored piles (26 piles, ∮150cm, L=15m).
The project site is located in the central area of Wuri District. As the development of downtown Wuri is approaching saturation, there is a demand for new development land. The Taiwan High Speed Rail Taichung Wuri Station, the Taichung MRT Wuri-Wenxin-Beitun Line, and major railway transportation lines pass through the project site. This area has convenient external transportation, ample surrounding public facilities, complete commercial services, and comprehensive living functions. It is expected to drive economic development in the surrounding area of Wuri District in the future.
Qijude Village is the most densely populated area in Wuri District. Due to its advantageous location, the development through land readjustment can connect with regional development to become a new community, meeting the demand for residential space and bringing many employment opportunities to the local area in the long term.
